The original farmhouse, or “Old Main” building was home to the entire school of six students in 1906. Over the years the house has undergone a series of evolutions; originally it formed the core of a wood framed, white clapboard campus complex that was subsequently replaced by the brick Georgian campus, initiated in the 1920s and continuing to the present day. In 1960, the building was moved down the hill to its current location near the main entrance to the campus.

SOLUTION

SLAM’s integrated design and construction team worked with the school to meet programming, design and budget criteria for an addition to the historic structure. The team developed construction logistics to ensure safety on an occupied campus and was quick to respond to unforeseen structural conditions in the field during demolition of the historic structure.

BEFORE: During the demolition of the Old Main building, the need for structural reinforcement was revealed. After years of renovations and additions, the building needed new framing, restructured floors, and new MEP systems.

AFTER: SLAM’s expansion and design of Kent’s Admission Building nestles into the hillside and respects the original building height. The SLAM on-site and in-house structural teams worked out solutions during the construction phase within the original budgeted cost for the Old Main building.

As part of the renovation project, the SLAM team has updated the front façade replicate the original front entrance. This entry level ties the two structures together and blends into the hillside and surrounding campus.

IMPACT

The renovation to the original 2,500-square foot Admissions Building includes new windows, siding, roof, insulation, interior finishes, and sprinklers. The renovated space features a welcoming new waiting area, a large new conference room, a new multi-level open stairway and elevator. The new 2,500-square foot two-story addition connects to the existing building with an elegant porch and patio, reflective of the school’s period architectural style.

INSIGHT

The original historic campus did not have any built choral and instrumental, instructional or performance space, with the needs being only partially met in substandard facilities. This program was clearly seen as an important component in the School’s mission of “cultivating young men,” as it looked to expand the performing arts offerings in response to student demand. In addition, an all-school assembly space was needed that would also have the right scale for the younger performers. Adding new construction to the campus was also challenging, given the design strength of the historic campus fabric.

SOLUTION

The Performing Arts Center was first conceived during the Campus Master Plan, including both programming as well as identifying the most appropriate location on this intimate campus for what would become one of the School’s largest new facilities. The Center takes a commanding but respectful position on the School’s Village Green across from historic buildings. A strong tower form establishes the main entrance and along with the use of cast stone, dormers and slate roof, complements the original campus architecture.

IMPACT

The performance venue for 500, provides effective space, functionally and acoustically, for a variety of school activities as well as an attractive hall for outside performers. The new spaces provide an ease of flow between this building and the adjacent student center, a signature performance venue, and a full complement of group rehearsal and individual practice spaces that has allowed the program to grow exponentially.

By providing a place to both practice and perform as well as host students, families and visitors, the structure has become a vibrant campus icon.

Canterbury School wanted a defined sense of arrival and new flexible, dedicated, student space. It was also important to leverage the beautiful pastoral views and honor the tradition and innovation of Canterbury’s history.

SOLUTION

The solution identified a series of priority projects, including a new Student Commons, Campus Square and Streetscape.

This was a “Mini-Master Plan” that utilized a quick programming and design charette with a follow-up report. We combined this with a Fundraising Phase to develop the priority projects and update our costs analysis.

Kent School was in need of a new dormitory to house an equal number of boy and girl boarding students, as well as providing space for 15+ day students. The iconic campus was limited on a site location and chose to build this new facility in an existing flood zone located along the Housatonic River and Macedonia Brook intersection on campus. The goal of the project was to design the building to the site structurally to withstand regular flooding and poor soil conditions.

SOLUTION

The integrated design-build team collaborated to resolve numerous site challenges including flooding, poor soil-bearing capacity, limited site access and protected wildlife. The team incorporated into the design a 300 foot long, ten foot high stone structural retaining wall to act as a flood wall during and after construction. With scheduled sequencing and overlapping trades, construction was completed two and a half months ahead of the original schedule allowing the school to utilize the dormitory for the fall semester.

The dormitory and academic building provides residential, community, studio and classroom space.

As we now have time to sit back and reflect on the new dormitory, Hoerle Hall, your design and the stunning architectural features of the building make it look like it has been there since the School opened in 1906. You combined the classical architecture with the latest environmentally sound construction methods and systems. You went to great lengths to construct a curve in the building which gives it a grace of its own. IMPACT

A funding delay pushed the start date by three months. SLAM’s design and construction team expedited design, scheduled sequencing and overlapped trades to deliver the project two and a half months ahead of schedule, meeting a fall semester occupancy date and $512,405 under budget. The resulting design in response to the site challenges produced a timeless and beautiful work of architecture that responds to the schools mission, programmatic needs and environment.

Fun Fact: There were 2 lighting strikes during construction.

Fun Fact: 6.4 miles of piping were used for radiant floors.

Fun Fact: The retaining wall protected the building construction during Hurricane Irene.

A Legacy of Work

The Campus Master Plan needed to address the current needs in various programmatic areas including academics, arts, athletics, student services and facility support, while expanding the grade configuration to include Pre-Kindergarten and Kindergarten and incorporating a modest enrollment increase to approximately 470 students. The school also wanted to upgrade and expand student and faculty housing, create a new main entrance to the school, organize vehicular circulation, and strengthen the campus organization, especially pedestrian routes and gathering places. The Master Plan also needed to integrate a major acquired property onto the campus.

The campus “before” lacked programmatic areas. It needed larger student & faculty housing with better pedestrian & vehicular circulation. Overall it needed better organization.

SOLUTION

The three-phase process included an assessment of the existing conditions, needs assessment, and master planning. The Master Plan established a major pedestrian walkway called “Fay Street”, created a new residential quad with smaller scale “village dorms” on the acquired property, developed a new primary school, and added a new main entrance. The vehicular circulation located along the perimeter accommodates an on-site car line for student drop-off and pick-up. Additionally, the Master Plan used sustainability best practices and provided an on-site waste water treatment.

IMPACT

The Master Plan established a new residential village that would allow for the first two dorms to be set into an overall design for a student-centered village of five dorms. Each dorm was positioned to actively engage a village green while providing a clearly defined pedestrian “main street” connection to the balance of the campus.

These buildings are not simply designed to be more efficient and have less environmental impact, but will also become an organic teaching tool that will help foster a mindfulness of living responsibly.

Our challenge was to transform an antiquated facility into a beautiful new campus center that could support the current values and pedagogical thinking of the school. The design had to integrate diverse program activities into both renovated and new space to create flexible and dynamic environments where connection, interaction, and learning are paramount.

SOLUTION

Two renovated wings are anchored by a new three-story addition, inspired by the traditional New England meeting house, which houses a multi-purpose commons/media space, science labs and maker space as a well as a new entry lobby. The renovated areas encompass an elegant double-height dining room (formerly a gym), classrooms and administrative functions. A beautiful wood ceiling, using repurposed trees from the site, enriches the pre-function area adjacent to the dining room and supports the school commitment to sustainability. The classroom wing integrates state-of-the-art collaborative learning interstitial spaces. Natural daylight, fun colors, exposed systems, and writable colored walls make learning exciting and accessible everywhere.

The commons doubles as a media center, providing multiple functions including a library, special event/presentation area, and technology hub. Built-in bookcases and a blue glow coffered ceiling provide a relaxed living room feel to the versatile space. The new entrance lobby and lounge area, with its open stair, reclaimed wood wall and cozy stone fireplace creates a warm and inviting first impression.

IMPACT

The “Meeting House on the Hill” represents both a new beginning and a reverence for tradition for the upper school campus. Admissions have met and exceeded expectations. The school has experienced a new method of teaching that has empowered students and teachers alike. The diverse teaching environments serve the different levels of individual student progress. The connection between classrooms, both visually and physically, improves the interactions with other teachers and students. It was important to create a sense of community, and the commons and dining room helped to accomplish this goal. Learning and sustainability are ubiquitous.

Thompson Hall is a culmination of a fifteen year process to establish a new quad for the school. In previous building campaigns the eastern edge of the quad was established. New athletic fields were created which offered the opportunity to re-purpose an existing soccer field for this campus quad.

SOLUTION

The Academic Classroom and Arts Building defines the western edge of the new quad. The central entrance and clock tower completes a visual axis that links the School’s original classroom building with the new quad.

IMPACT

At the centerpiece of a newly-created campus quadrangle, Thompson Hall serves as a campus focal-point. With a spacious atrium lobby and expansive views of the campus and the city, the facility is not only a successful teaching center, but a favorite location for school events and social gatherings.

An amphitheater on the west side of the building brings daylight to the lower level music studios.

Fieldstone walls, granite stairs, lighting, pathways, site furnishings, bluestone and decorative unit paving are provided to match the character of the campus and create a seamless transition between old and new.

The building is functionally organized around two atria that provide vertical communication for the departments in the building. Classrooms and studios are organized around these atria and the atria become the commons for the students as they experience their school day. Simple wings extend from the atria providing views and daylight on two exposures for many of the classrooms.

The building features an 85-foot tall clock tower with cupola establishing it as the new school icon, visible from all areas of the campus, as well as from Long Island Sound.

SLAM’s work at Hopkins has transformed the campus and helped the school to increase enrollment and generate interest in attending the third oldest Independent School in the country.

Kent School needed to update and expand their Music and Arts program spaces within existing and buildings that weren’t connected physically. An affordable alternative to building new was the renovation of an existing theater and the utilization of an older dorm located on an upper floor of an adjacent building. The challenge was to renovate these spaces to meet programmatic needs and to connect them in such a way as to be cohesive.

The complexity of converting a 1930’s double-loaded corridor dormitory into an acoustic music and practice space posed many challenges.

This project presented many construction and sequencing challenges. SLAM took on the task of managing an extremely invasive project for a facility that needed to provide uninterrupted service to the school. With SLAM’s unique delivery approach, our design-build team anticipated these challenges and incorporated design solutions, where applicable, into the bid documents. SLAM developed a phasing and sequencing plan that would address project constraints. It was most important to detail the sequencing within the bid documents to allow contractors a full understanding of the project expectations.

SOLUTION

As an integrated team, SLAM designed and sequenced the construction utilizing existing buildings within an occupied campus. The design solution produced a new gallery space and lobby that serves as an interior link between the Dining Hall Building that houses the Music Rooms and the Auditorium Building.

SLAM’s in-house estimating team worked closely with our designers since they were a short walk within our building. In SLAM’s approach, we embedded our estimator with the designers to allow a continuous flow of information to pass between them as systems were being considered and designed.

IMPACT

The SLAM team designed and renovated the existing auditorium and support spaces, including upgrades to stage area, the house, and the lobby, resulting in an award-winning multi-functional space for 350-people used for music, theater, lectures, and movies. The design also features a large lobby and gallery sized to accommodate receptions and beautiful new music practice rooms within the trussed second floor roof line.

After five decades of building inwardly focused buildings with both limited openness and connection to their surroundings, the School desired a more extroverted and transparent building for its new facility, expressing the School’s missions of community service and respect for the environment as part of its development of a well-rounded student.

SOLUTION

To fulfill the promise of creating a new-century learning environment that prepares students for a changing world, the design team crafted learning spaces that promote collaboration while supporting a variety of learning styles.

IMPACT

The resulting project is the complete renovation of the existing three-story, 80,000-SF academic building and the construction of the new Ivy Street Center, a three-story, 55,000-SF, eco-friendly, truly multidisciplinary facility.

Beyond the building, features include a more walkable campus inviting foot traffic, outdoor breakout spaces, a rain garden clearly emphasizing sustainability, and entryways that also encourage collaboration while providing display for learning-focused exhibits.

There has been a significant savings on electrical bills because of the ability for the classroom lights to remain “off” the majority of the time.

Sustainable materials used include reclaimed elm wall panels.

3,400 gallons of water are recycled from rainwater and the HVAC system.

The Front Street Historic District presented other design constraints, requiring a carefully scaled façade nestled neatly among the rich building fabric of historic Exeter. District standards were compounded by rigorous campus design standards and a recent, sustainability-focused campus planning effort.

SOLUTION

The Design of the new building is highly sensitive response to Front Street in the Town of Exeter, situated between two historic structures noted on the National Register. The design team worked closely with the town’s Historic Committee and Phillips Exeter Academy to craft a building that addressed scale, height, materials, and color. The overall massing solution is conceived as a series of buildings connected that step down to a meandering stream that has become a campus focal point.

Phillips Exeter Academy was very clear about the importance of creating a warm, welcome, safe space for all students.
